I would like to share my unique experience: My agency had a property to sell. The property was an old two store building with 2000 square feet under the roof and another seven thousand square feet split between the driveway in the front of the house and small garden at the back of the house. The whole property had an old antique five feet tall wall. Although a few people were interested to buy a house in that particular area, I was not very successful in selling the house. I was thinking what can be wrong with the house and when next clients show up I make a thoughtful preparation. I took them to the house, but this time I was using the different street. These buyers had a chance to see the neighborhood from the different (more positive) angle. They (a nice senior couple), noticed an old bakery at the street and even make a notice how nice will be to shop a fresh pastry every morning. But this was not my intention. This was just an unexpected bonus in my plan. I change the arrival route because the second entrance from the back of the house was going right to the garden which was better view than the front end of the property. Buyers were thrilled by the garden and they start to make summer plans about the garden without seeing the house from the inside. It was a full success. I informed them about the price and negotiation was the shortest in my career. Needles to say they were very happy about the property.
